Design and build of a new Immigration Removal Centre at the South Perimeter Road, Gatwick Airport for BAA Lynton on behalf of the Airport Property Partnership, (a 50/50 joint venture between Morley Fund Management and BAA Limited) so that on completion, the centre can be leased to the Home Office for operation by a private organisation.

The accommodation comprises a four-storey building for 345 single males and 78 single females, with an element for disabled detainees. Also included within the 12,389 sq m development are facilities for food services, storage, meeting rooms, healthcare, world faith and recreation, toilets and bathrooms, control room and visitors centre and a three-storey entry block for administration and reception purposes.

Special features

  • The site is only one hundred and fifty metres from the centreline of the main runway at Gatwick.
  • The layout of the buildings results in a high density building footprint. The building had an additional difficulty of a horizontal radar ceiling immediately above roof level restricting conventional lifting techniques and an inclined aircraft landing system that again constrained design and construction/lifting techniques.
  • Initial site activities included site strip and tree felling, diversion of airport fibre optic cables and construction of a large storm water culvert.
  • Due to site constraints the main temporary site establishment is located one mile from the site and appropriate transport has been provided to convey operatives from the car park to the site.
