Withington Community Hospital

Builing of the new Withington Community Hospital

Facts and figures

  • First ProCure21 project
  • Value management brought scheme into budget
  • Functionality remained as intended

Building the team, meeting the budget

This was the very first project to be awarded under the ProCure21 pilot scheme to offer a one-stop-shop solution, in line with the NHS plan to relieve pressure on acute hospital services.

The brief involved the replacement of the existing facilities with a brand new Community Hospital, featuring a state-of-the art Diagnostic and Treatment Centre; an in-house walk-in Centre; an in-house pharmacy; a cyber café; Patient Advice and Liaison Service; the Headquarters of the South Manchester Healthy Living Network; and meeting rooms for community groups.

Achievements

ProCure21 was adopted after traditional procurement failed to come up with a solution within the budget of £20m. Interserve and its supply chain introduced Value Management methodology, which gave us a clear understanding on the project objectives and key target dates, enabling us to make better use of space and improve value for money.

The output from workshops with an integrated team enabled us to make further savings of 14 per cent (£3m); bringing down the accommodation area and size of the building, without affecting functionality. Savings in functionality equated to 1200m² or £2.4m and savings in cost without loss of functionality equated to 1800m² or £3.6m on the project.

"The new Withington Community Hospital is a tribute to Interserve and their Project Team, who ensured that the building was finished on time and services moved in on schedule”, said Adrian Mercer, Chief Executive South Manchester Primary Care Trust.

“The Save Withington Hospital campaign succeeded. The new community hospital is a direct response to the wishes of South Manchester residents for a first-class health facility in their area, meeting their needs. The hospital will provide quicker access, more capacity, high quality and more satisfaction for patients and staff.”  Mike Green, Chair of the South Manchester PCT Board and member of the Save Withington Hospital campaign.
