Interserve has delivered new teaching facilities to enable Cockington Primary School’s expansion to a three form entry school.
The project, in Torquay, Devon, was procured through the Construction Framework South West and was delivered in two consecutive phases.
The new extension is a steel-framed structure, with precast concrete planks on RC ring beams on piled foundations. The external envelope comprises of traditional cavity wall blockwork with a render/cladded finish, with aluminium windows. The roof is a combination of stand-up seam and single ply flat roof.
Demolition and extension
Phase 1 comprised the demolition and removal of existing structures, the construction of the new extension (which houses a main sports/dining hall, commercial kitchen, four teaching classrooms, offices, plant room, circulation areas and WC facilities), and the construction of link corridors joining the existing building to the new extension, all of which were located within the footprint of an existing playground.
The extension was located within an extremely tight site. Particular issues included the installation of precast culverts running between the existing school and the new extension, and extra works were required to resolve problems with the existing drainage, this was dealt with swiftly to minimise the impact on the programme and the live school environment.
Phase 2 works comprised alterations to the existing school hall to create two classrooms and associated mechanical and electrical works.
Working adjacent to the existing school necessitated daily liaison between our site manager and the school. The welfare and safety of pupils, staff and visitors was of paramount concern at all times, and we worked with the school to update their fire plans accordingly. Works were planned so as to minimise noise during crucial exam periods, with deliveries scheduled outside of the school’s busiest times.
Interserve worked closely with the client, design team and project manager in the preconstruction period to agree the buildability and to value engineer aspects of the build.
Due to space restrictions, we agreed with the client to bring forward part of the Phase 2 works to the 2014 summer holiday; instead of installing an outside temporary classroom, the existing school hall was converted into a classroom, and pupil WC blocks were installed in the new playground during the main construction period.
